CORNWALL – The developer of an upscale condominium complex in downtown Cornwall expects to start building in the spring.
Ron Chenier told the Planning Advisory Committee (PAC) Monday night of his time frame as it was reviewing a draft condominium plan for the project at 1 Second Street East.
Senior Planner Mary Joyce-Smith told PAC the plan was met favourably, however, the city’s municipal works department is asking that a sidewalk, paved over during initial construction of the foundation, be restored.
Joyce-Smith also noted the footprint of the development has changed slightly with more parking added to the north edge of the property. There will be 32 parking spots accessed off Third Street, in addition to the 26 on-site parking spots.
As for the three units of ground floor commercial space, Chenier said one unit had been pre-sold and two others could “potentially be sold.”
One commercial unit that is 800 sq. ft. faces Second Street East while the other two units – 1,500 and 2,000 sq. ft. – face Pitt Street.
Chenier said the four-storey complex, featuring luxury condos of 2,300-2,500 sq. ft., should be completed by the spring of 2016.
The committee has given conditional approval to the project.
The PAC recommendation still has to be approved by the new city council.
